In Ayodhya, the right question is not simply how close a house appears to the temple on a map. Check the actual route, the station guests will use, who can live or work on site, whether the building can lawfully be used and changed, and what the home can deliver on a busy pilgrimage day.
Only then choose the correct Uttar Pradesh homestay or B&B registration path.
Scope: This is a practical planning guide, not an approval for a particular address or a prediction of bookings. District and development-authority sources support the local facts. Property tests and operating recommendations are Rudraleela's planning method.
01 / Starting point
Write the stay you can actually host.
Start with one property file: location pin, ownership, existing use, room plan, proposed work, likely guests, owner or caretaker presence, and available capital. A house already serving residents, a vacant building and an undeveloped plot require different decisions.
The district's tourism pages show a circuit with Ram Path, Sri Ram Janm Bhumi Mandir, Ram Ki Paidi, Kanak Bhawan, Hanuman Garhi and places beyond the central core. A stay near one stop is not automatically convenient for every journey. District Ayodhya · Tourism places
“This property is for [specific guest], arriving by [real route], visiting [specific places], who needs [room and service essentials].” If the sentence relies only on “Ayodhya is popular,” keep researching.
02 / Location
Do not treat the district as one accommodation market.

Record the walking route and realistic travel time to the experiences you intend to mention. Check the same route at the likely arrival hour. A claimed river view must be visible from the specific guest space, not inferred from a neighbourhood name.
03 / Arrival
Ayodhya Dham and Ayodhya Cantt are different arrivals.
The district lists Maharishi Valmiki International Airport and both Ayodhya Dham and Ayodhya Cantt railway stations. Do not send one generic “station pickup” instruction to every guest. - Test each likely origin. Make separate directions from each station, the airport and the road approach that guests will actually use.
- Find the real drop point. Walk from there with luggage, including stairs, uneven surfaces and night lighting.
- Plan for different guests. A family with children or an older visitor may need different assistance from a solo traveller.
- Recheck changing conditions. Traffic arrangements and entry procedures can change; confirm the current position rather than promising a permanent vehicle route or queue time.
Be explicit before booking about walking, stairs, pick-up, luggage help and what transport or darshan services are not included. Never promise privileged access that the property cannot provide.
04 / Property
A promising location does not settle building permission.
Check the recorded owner and all co-owner consents, existing plan, current building use, proposed added rooms and structural changes. The Ayodhya Development Authority publishes planning and map-approval resources, including Master Plan material, but whether they apply to your plot and intended work is an address-specific question. - For existing houses, compare the actual rooms, staircases and bathrooms with the available approved records.
- For a plot or a major conversion, establish lawful land use and the building-permission route before commissioning a homestay layout.
- Test water, drainage, cooling, power, bathroom access and safe movement with the full proposed guest load.
- Keep tourism registration separate from building, food, tax and other permissions.
05 / Registration
Choose the Uttar Pradesh category from the living arrangement.
Start with the Uttar Pradesh homestay and B&B guide. The current state documents distinguish a resident-owner/family homestay from a B&B with a resident caretaker, and the June 2026 amendment changed room and lease provisions. Prepare the room-marked plan, ownership and consent records, applicant and resident details, required declarations and any building or local-body evidence for this address. Ask the district Tourism office which category fits the real owner, resident and operator structure, and ask the competent building authority what the proposed work requires. Keep the replies in the property file.
06 / Operations
Plan the pilgrimage stay, not just the room.
A guest may arrive late, leave early, travel with older relatives, or return tired from a long day. The property should make its exact service promise clear: check-in support, clean bathrooms, drinking water, meal hours, luggage storage, transport coordination and a quiet place to rest. These are service design choices, not claims that every visitor behaves alike.
Write down who is on duty for reservations, arrivals, housekeeping, food, maintenance and emergencies, including a weekly-off and peak-day cover plan. If one family member handles everything, calculate the hours honestly.
07 / Money
Do not finance the property with a festival forecast.
List the purchase or lease commitments separately from legal work, repairs, bathrooms, furniture, safety, opening inventory and working cash. Then build a monthly model from available rooms, nights actually sellable, a conservative occupied-night assumption and the net room revenue after booking costs.
Subtract staffing, food, cleaning, laundry, utilities, transport help, maintenance, taxes and a repair reserve. Compare only similar properties with the same practical access and service. An advertised tariff is not proof of achieved revenue.
Decision test
Will the plan survive a quiet month?
Model ordinary weeks first. Treat major festivals and exceptional dates as upside only after there is dated, property-specific evidence. Keep enough cash to finish the work and operate while bookings develop.
